Christmas and new year opening times and services

Find out our opening times and service changes over Christmas and New Year holidays. This includes changes to bin collection days, parking and customer contact centre opening hours.

Islington Town Hall will be closed from Thursday 2 to Monday 6 January 2025 for planned maintenance. Registrar services will be reopen on Monday 6 January 2025.

Repairs for leaseholders

Which repairs are the responsibility of the leaseholder, and which ones you should report to the council. This is a general guide so check your lease for exact details.

Our responsibility to repair

We are responsible for any repairs required to communal areas or services. This includes:

  • Communal areas: flooring, walls, ceilings, doors, windows
  • Communal central heating: including any radiators, pipes or valves in your home which are linked to the communal central heating system
  • Communal electrics: including door entry systems, emergency lighting and interlinked fire and smoke alarms
  • Communal plumbing: including the mains stopcock for the building, communal water storage tanks, the main soil stack, rainwater pipes and gutters.
  • Communal TV aerials
  • Dry risers
  • Floor joists, concrete floor slabs and screeds inside your home
  • Handsets in your home linked to communal door entry systems
  • Lifts
  • Outside areas such as walls, fences, gates, and shared balconies
  • Roof of the building
  • Structural problems with the building, such as water penetration, damp, and cracks
  • Window frames, handles, latches, locks, hinges, sash cords and weights or springs.
  • Outside windowsills and seals, beading and sealant on the outside surfaces of the windows.

Your responsibility to repair

You are responsible for:

  • Aids and adaptations inside your home
  • Carpentry, plastering, plasterboard and partitions inside your home
  • Central heating for your own home (unless you are connected to the communal system): including water heaters, immersions heater and fires
  • Chimney sweeping
  • Decorations inside your home
  • Electrics inside your home, except door-entry handsets
  • Floorboards, floor tiles, and carpets or laminate flooring inside your home
  • Front and rear entry doors to your home: door, door frames, hinges, locks and other hardware
  • Individual TV aerials
  • Plumbing inside your flat, except where it is part of a communal heating or hot water system
  • Window glazing for windows in your home, the windowsills, seals, beading and sealant inside your home
  • Painting and varnishing any wooden window frames inside your home

Preview of communal repairs

Before you receive the invoice for your annual service charge, we can give you a preview of the list of communal repairs that were carried out on your block or estate during the previous financial year.

This allows us to answer any questions you might have about repairs before you get your invoice. Once your invoice has been issued, we send you a final list of repairs that were carried out.
